• Get Pre-Qualified :: The mortgage market has changed over the course of the past year. Buyers must be truly qualified to purchase a home. In fact, legislation was signed into law on July 30, 2008 that won’t allow sellers to pay for a buyer’s down payment - a common way of purchasing a house in Arizona. The Federal Housing Administration, or FHA, offers loans that require 3.5% down. Contacting a mortgage professional before you begin looking at homes in person and making an offer give you power and peace of mind. You’ll know exactly what you “are allowed” to purchase and have a general idea of what your payments will be.
• View Homes :: Once you’ve been pre-qualified for a mortgage and narrowed down your search to your favorite properties, we’ll schedule a day to view those properties and neighborhoods.
• Make A Paperless Offer :: We use the latest and cutting-edge technology at arizonafusion. We’ll write up the offer contract, review it and sign it electronically. We use secure, encrypted online transaction management and electronic signature software endorsed by the National Association of REALTORS. You’ll have 24/7 access to your documents from any internet enabled computer. Better yet, if documents need to be adjusted and resigned or initialed, you don’t have to find a fax machine - just the computer you’re on right now. • Inspections :: After you have an accepted offer, we’ll arrange all required inspections in the appropriate timeframe and any additional inspections you may desire. Once the inspection is complete, you’ll have access to the inspection report online to review with us. Based on the results you can request that the seller repair items before the close of escrow.
• Final Walkthrough :: Together, we’ll walk through your property before you close escrow. It’s your time to verify that any repairs that were required have been completed and that everything else on the property is in the same state when we made an offer.
• Close Of Escrow :: After your mortgage company has received all of the required and signed documents from you and other items like a title search and the ordering of title insurance are complete then we’ll close escrow. The title company will record the title with the County Recorder’s Office. This is when you officially own your new home! Also at the close of escrow, the title company will have written instructions to donate 5% of our earned commissions to the charity, non-profit or university of your choice in addition to crediting you, the buyer, 20% of our earned commissions.
